What is a home measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a home measurement or floorplan service, an appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they note the layout of the rooms and other features, like closets, hallways, and pantries. They may make a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area and the general layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When are floorplan services required?

Disputing property taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and occasionally go unverified — which means you may be taxed for more square footage than you have! Unless a certified appraiser has completed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your home on the market

A home floorplan service will secure fair market value for your property. Square footage is one of the most important factors potential buyers consider when purchasing a home — but since square footage values are frequently approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of the property as well as the number of interested buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

Material for real estate agents

To ensure that your client's home sells at a price that correctly reflects true market value, we suggest requesting a home measurement of the property. Clients, and especially potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for attracting potential buyers since they can view the layout and features of the property before and after a showing.
